The Wakefield Poyser Partnership is registered with the Royal Institute of British Architects under the client advisory service and is governed by the Professional Code of Conduct issued by the same together with the Architects Registration Board. Central to any commission are the conditions set out in the Architects Appointment issued by the R.I.B.A.

Project Management

Wakefield Poyser Partnership undertake all project management issues on building development whether as a full service as defined in the Architects Appointment or for a wider remit as lead consultant encompassing supporting disciplines and agencies. Project management delivers clients' needs on budget set within an agreed timescale. These criteria are central to the ethos of good architectural practice. We have an exemplary record of delivering projects on time and within budget.

Architectural DesignArchitectural Design

All architectural design from inception to production working drawings and specification is provided in house. We have excellent technical and research links to the construction and legislative agencies via the Internet. Drawings and specifications are CAD based and the practice subscribes to a number of agencies, which automatically update our data base.

Interior Design and realisation Interior Design and Realisation

In addition to the provision of detailed building design the practice offers an interior design service for existing premises in the private and corporate market. This is seen as a complimentary service which enables the client to design a new interior environment to a new or existing space and identify finishes and furnishings without the material pressures from manufacturers. Our interiors specialist provides conceptual schemes through to specifications and drawings supported by architectural design.

Cost Control

Cost Control on all projects is essential to provide client satisfaction. From the identification of the client brief a Project Budget is identified and this is reviewed at each stage of the development. Increased efficiency standards for building designs is resulting in increased capital costs on all projects. National labour shortages in key trades are also affecting the market and resultant tender processes. Certain quantity surveying roles are sub-contracted externally. There are many types of building contract that can be utilised in conjunction with project development and we currently operate most forms of building contracts.

Planning supervisorPlanning Supervisor

Wakefield Poyser undertake the role of Planning Supervisor on 'in house' commissions. We do not offer the service externally to other agencies or professional bodies. The CDM Regulations 1994 are critical to the health and safety of all parties involved in the project. It is essential that client, professional consultants and contractors are aware of their respective responsibilities.

Planning Consultancy

Planning legislation is an area that is constantly changing and directives from Government through planning policy guidance (PPG) provide a strategic structure for regional and local authorities to produce resultant County and District policy plans. Wakefield Poyser offer assistance in the identification of planning considerations set against client requirements. This may include research on development potential to submissions at public consultation stage.

Listed Building & ConservationListed Building & Conservation

As a practice based on the Essex Hertfordshire border we enjoy the ability to work on buildings of historic interest and will have at any one time projects which involve restoration, alterations and extensions to listed buildings. The ability to build with traditional materials and crafts is extremely satisfying. New build work, but in the traditional style with new technology presents challenging solutions. Traditional timber framed housing built from new green oak is an example which currently prevails.

Land SurveyBuilding and Topographical
Land Surveys

The ability to accurately measure work for cost control purposes is founded from good surveys. This work is normally undertaken by the practice. On certain projects this work can be sub-contracted outside due to economies of scale. This work normally relates to land surveys where we work with one particular company.

Wakefield Poyser Partnership refers all structural engineering design and supervision of on site works to structural engineering consultants. Practice can promote a number of local based companies.

Mechanical & Electrical ServicesMechanical & Electrical Services

Wakefield Poyser Partnership will incorporate mechanical & electrical into project design in a number of ways. Much is
dependent on the building type and scale of project. The practice will normally undertake the design and layout of general Electrical Service installations supported by specification on residential projects. The same can be said for mechanical installations; e.g. central heating, hot and cold water services and domestic ventilation systems, again supported by performance specifications.

Larger projects will require greater analysis and increased acknowledgement to government initiatives on sustainability. Design and Install specifications will often be a consideration on this type of work.

Quantity Surveying

It is important that when considering any project both the client/employer and consultant team are clear about the defined brief and that a resultant budget cost plan is identified at an early stage. Many projects falter at various stages due to poor cost control and monitoring. Different building projects require different approaches whether by building contract and management. Wakefield Poyser Partnership undertakes cost control on all projects requiring a full service. For larger projects external consultants are utilised for associated services.
