Stage 1 – Sketch Proposals / Planning Pre-Application Consultation

  • Meeting with the client to discuss the design brief, budget, and timescale
  • Preparation of sketch proposals and perspective illustrations.
  • Estimate of build cost.
  • Offer guidance on the building process.
  • Advise upon need and liaise with associated specialist consultants, as required – town planners, arboriculturalists, land surveyors, structural engineers, quantity surveyors, etc.
  • Liaise with Highways Authority, as necessary.
  • Pre-application consultation with planning authority to establish informal support for the proposal.

Stage 2 – Planning Applications

  • Continued involvement with client and planning officer to develop sketch proposals into detailed design drawings.
  • 3D photorealistic visualizations are sometimes recommended for planning purposes (or marketing).
  • Act as lead consultant, liaising and coordinating associated consultants.
  • Submission of the planning application and monitoring progress throughout.

Stage 3 – Working Drawings / Building Regulation Applications

  • Producing detailed working drawings for Building Regulation approval, advising upon specification, material selection, and detailed design solutions.
  • Continue to act as lead consultant, liaising and coordinating associated consultants.
  • Submission of Building Regulation Applications and other statutory requirements.
  • Managing and coordinating design and production information.

With regard to specialist consultants; town planners, arboriculturalists, land surveyors, structural engineers, quantity surveyors, etc., We can recommend colleagues who work in all professions that we have established a good working relationship with over the years. Equally, we are happy to work alongside clients own selected professional advisors.

Stage 4 – Site Supervision and Contract Administration

Subject to project requirements, the following duties can be undertaken

Advice on the preparation of a tender package, clearly outlining design and specification requirements, including workmanship, quality, etc. The tender package would also reflect your specific requirements and the level of involvement you wish to engage in the project. Specific limitations on the builder’s use of and access to the site would be stipulated.

  • Upon receipt of tenders from selected builders, a tender report and recommendation would be issued. After tender selection, a contract would be prepared for signing, ensuring that the builder has specific requirements stipulated for him in terms of cost and program of work.
  • The works would then be monitored and valued on a regular basis, supervising any variations from the original design, as required by you.
  • The building would be inspected to the point where the builder has completed the contract work. Any defects found during this inspection will be corrected at the builder’s expense. The building would then ready for handover.
  • At handover, a Certificate will be raised stating the work meets the requirements of the contract and had been completed as required. Any subsequent defects in the building as a result of defective workmanship or materials will be corrected at the builder’s expense for a period of 6 months.
